I'm estimating $75000 for repairs and the ARV is around $295-$305 depending on the basement finishes.

The 2% rule shows me that I am only at 1%, but I know that could vary with the area you are in.

I think there are benefits to each and it really depends on your goals.

I guess it just depends on how fast youre willing to relocate over and over.

Our lease break fee was 3 times the rent, mutual termination, paid by money order or cashiers check, and of course security deposit refund depended on how they left apartment, processed in 21 days. 

Stamped drawings are always required for new construction, but it varies with renovations.  

This totally depends on the spread of middle class, which compared to San Diego is much more narrow.Like I said, I do not want to be a slumlord...
