I would be cautious at these levels and look for deals or at least have some buffer in what you think you can pull in based on occupancy and current nightly rates.A unique property may give you a leg up over competition.

Assume the unreduced basis of the building is about $350k (I took out the land value)*Add New Deck - $8k*Interior/Exterior paint - $3k*Dishwasher - $500*Landscaping materials - $1500*Wood/sheetrock to build walls to enclose an existing space - $500*Furniture (beds, tables, chairs etc) - $5k*Hot Tub - $5kCan we use the SHST or De Minimis or Routine Maintenance safe harbor for any of this?

Look at and audit the rent and exit cap sensitivity table or calculate it (along with validating rent comps) to ensure that the property will do fine if rents don't increase.Excess government actions have inflated everything, including rents, and they are just playing whack-a-mole by now smashing the interest rate button to course correct.

.- Purchase unique, vintage, higher quality furniture on Facebook Marketplace, estate sales, and garage sales instead of buying cheap stuff from the big box stores.- The automation services such as Hospitable, Pricelabs, etc. are worth it in my opinion
