Another alternative would be to make an S-election to be taxed as an s-corporation. 

This would be letters and postcards.I think it's unique and memorable.

I have to second the notion that it is well worth flying into your targeted market to get a good feel for the area as well as shake hands with your prospective “team”.While selecting markets, most of the top Midwest cities have been mentioned here so from there it is a matter of looking into job growth, development, vacancy rates and weather patterns.

It is important to protect your business by selecting the appropriate legal entity (whatever the entity may be - corporation, S corporation, partnership, sole proprietorship, limited liability company or limited partnership).

I live close enough to meet tenants after done selecting has been done.Any thoughts?

I think the STL market is unique in that it's full of all these sub-markets (CWE, Soulard, etc...).

So it behaves in its own unique ways. 

Unfortunately it does seen like this property is very unique so it would be unlikely that you would be able to comp exactly "like items" in this case.
