I desparately need advice from some of you pros on the best exit strategies for someone like me with no cash.You may have to explain it to me like a 2 year old since I am so green.

After 40 years, the advice he gave to me was to buy distressed single family houses, repair them, tenant them and manage them.

To me, the only friends I will have a hard time letting go are what I call "true" friends.

But it occured to me it might just be a whole heck of a lot easier to wholesale it (and carry the paper) to him and let him handle all the hassles.

That means to me, living simply and shoveling as much green into real estate, one house at a time.

That's easy to determine by looking at the classified ads in your local newspaper or talking to other successful landlords in your area.Finally, your insurance cost of $22 per month looks suspiciously low to me.

Sounds like a good case for a law suit to me.

I foreclosed on (actually scared my buyer into deeding back to me) a house in TX.

sounds pretty brown to me since the tenants NEVER keep the doors or windows closed nor the lights turned off,,,you name it they WILL waste it!!
