They still used it for storage and laundry - and I think there was even a toilet down there, although I don't recall.

Cost for labor and rough materials 3,800 and an extra week to the project.This is a picture into the new full bath where the sink and toilet used to be with what was the closet behind it, which will be where the 2 sink vanity will be going.Pocket door for bathroom entrance.The original windows in front of the house were installed by someone that did not care about quality of install, no flashing, no sealer was used, and some of the windows were held in by 2 screws.

He didn't see any red flags.Part of your walk through inspection will include looking for water damage from burst pipes or signs of backed up sinks/toilets.

I don't like the Gremlins I know from the past few months its the gremlins that clog up the pipes,and toilets in areas that tenants never even use ,and they can't understand how that could have happened.

Our tenants get to know our vehicles, so if I suspect trouble at a property and want to watch the "goings-on", I will do a "stake out" from a friend's car.Our vehicles: Black 1987 Toyota Corolla FX16 3 Door Hatchback (yes I can use the back seat and still fit a full size toilet in the back cargo area) great gas mileage!

I have ran the 50% rule with this property after the remodel and the numbers are as follows:Purchase price $60,000(including remodel)20% Down-$12,000Rent- $750Mortgage-not including taxes and insurance- $260/monthApprox insurance yearly: $800/12=$70Approx Taxes yearly: $1900/12=$160Total monthly Expenses: $260+$70+$160=$490$750 rent - $490= $260$260 x 12 months= $3,120 / $12,000 Down payment= 26% return in one year with no problems/ maintenance....
