Best ask the building permit office of your local government what their requirements are. 

There's an agent in my office that is very well know wholesaler and is also a licensed agent at my brokerage.

I saw this multi-purpose commercial property,  6000 SF warehouse space, 2500SF for retail office, 3000 SF former restaurant. with 2 - studio and 2 - 1 bedroom apartment on 2nd floor, Selling for 550K, it was bought by the ower in 2018 for 340K.

I am purchasing a $2.3 Million Office Building IN GA and do not have time to wait for SBA.  6500 Square Feet , Owner Occupied, 45 Day Close, can put 25% down, any suggestions. 

@Justin Martin you would really need someone who is not just experienced but has experience in dealing with your local building inspectors and permiting office to see what is expected from them.Based on the potential things you have listed, that would be almost like a complete rebuild (sometimes more), so unless you are buying the property for the price of the land, I would be careful.

I was curious what people's thoughts are as we begin 2022, it seems that the housing market is not cooling off anytime soon, people are continuing to move out of big cities, remote work/WFH is the current norm for office work, and supply issues are still slowing new construction.

We have decided to open an office in Vegas in 2022, I'll be able to start doing loans January 1st (5 days ago).

The plan would be to pay back the HELOC using rental income (or just our income if we don't have renters) for about 6 months to season the loan and hopefully build a tiny bit of equity (both through hopefully natural appreciation and forced appreciation in the form of renovations).

One had a local office and was shut down by the SEC and charged as a Ponzi.
