-Get a home depot style lockbox with keys at the property ASAP (locksmith can drop it off at time of re-keying)-Ask and check references for guys doing work for you.

Give back to the city and surrounding cities where I grew up.I am looking for someone who has experience wholesaling teach me so that I can be better prepared to talk to potential investors & sellers. 

We have the A list national speakers that smaller clubs cant get, and we have local successful investors who teach as well. 

However, if you want to get to a more granular level (sales price by style of house, # bed/bath, neighborhood, etc.) this is much harder to find. 

James Wise posted above and he owns a RE brokerage I Cleveland that specializes in investor deals and is hiring agents he will teach them the game and pay them as they learn.. so that's one way and probably more sustainable over time.

Because our Denver Metro market is saturated (top 10 in DOM, rent increase, sale price increase, etc), I am teaching a class July 18 on "Out of State, Out of Mind" Investing.  

I agree, knowing how the system works, the rules of the road, and the "hardware" doesn't teach you how to think or how it applies or fits in to the strategies.

Are there key things that your particular investor style automatically looks for in a home?

I enjoy online learning, others enjoy classroom style so it might depend on your own learning style. 

I want to teach my siblings (oldest of 9) and mother of a beautiful 2 year old to be more than just academia.
