Other than being located on a busy street, this is about as prime of a location as you can get.

You know the demographics, the streets, shopping centers, places of worship, if any new developments are happening, companies in town, schools, etc.   

What about things I don't have a receipt for, like paying a kid down the street to mow the lawn and shovel snow?

Now add in the $ relocating from Wall Street into Main Street via the "Gold Rush" in SFR funds happening today.

Wall Street is going to figure out these things are stupid, pull back their dollars (think dot com bust, when investors realized that "people talking about a thing" and "actual profitability" are NOT, in fact, the same thing), and poof there goes DSCR, before you know it you have to squint to tell DSCR rates/fees from HML, and at that point why not just save the hassle and get a HML?

What you're describing is just another form of drug addiction.

The house cross the street (same floor plan, 4/2.5, built in 1960s) was sold in 2011 for 442K (great deal), now sold for 800K with only new interior paint.

I'm also not nearly cold enough to think about kicking someone like her on the street.
