I know a fence contractor that  does this every year and buys everything in the store for this price and then makes that up when he uses them all year long. 

@Tyler - I took Roy's advice and did NOT buy in Saint John as cheap isn't a deal always. ya its cheap, and as he told me lots of out of towners come in, and then don't do well.go look to a town that's bustling - saint john is a dump in the under 100K areas - I go there 3 times a year for work, and heeded to the advice, and bought Ontario instead (not saying NB is bad, just I have boots here in Ont)

There's a few areas where the list can be bought from a list broker.

If there are no other rental properties in the area, you bought a house not in a rental market and should consider selling the home.  

The seller is asking 38k for his property and if he bought this property regularly, all cash $38,000, the 28,000 covers the cost of the lien and the seller would walk away with about $3000 after everything is prorated.
