- I like to use the detached garage as my storage and had plans on eventually making it an ADU and i feel that itd be easier to have tenants agree to me coming in and out of the garage if they are already sharing the property with other tenants rather than if I am renting the whole house to a single party.

If i remember right the law says that i have to store the tenant's belonging for 30 days.A storage unit + moving his junk will cost me about 1k and if he doesn't pick it up it will cost about $400 more to get rid of it.

Materials namely wood has doubled and some items have tripled in cost in the past 150 days.Then your permitted contractors @ plumbers, electricians, HVAC/Furnace , are out 4-8 weeks and their bids are about 150 % higher because they are so busy.Unless you have a storage shed full of material and your contracting business allows you to do the high end permitted work, I would be very careful.I suggest building 6-8 units on the same lot and have 2/1 rents of $1300 or sale as needed for $169,000.
