I agree it must take a lot of work to manage your investments ---- sometimes renting does have its advantages when I don't have to fix a roof or toilets.in the meantime I am going to strategize and make a logical decision on what needs to be done for the long-term future.

for a flip, as long as limbs aren't hanging over your roof or could fall on the house, I wouldn't be too concerned.

Since CapEx and maintenance costs are pretty fixed (a roof isn't cheaper to replace just because the house is cheaper), let's assume I put aside $100/month for repairs and $200/month for CapEx for both cases.

Flooring, painting, drywall repair, etc. shouldn't need any permits.Anything that needs a license (HVAC, new electrical circuits, new plumbing, etc) or larger changes (like roof or siding replacement) is typically going to need one.
