I agree it must take a lot of work to manage your investments ---- sometimes renting does have its advantages when I don't have to fix a roof or toilets.in the meantime I am going to strategize and make a logical decision on what needs to be done for the long-term future.

I wish everyone one biggerpockets took the advice of Dr Chu the former Secretary of Energy (and Noble Prize Winner) and got lighter roofs. 

for a flip, as long as limbs aren't hanging over your roof or could fall on the house, I wouldn't be too concerned.

Since CapEx and maintenance costs are pretty fixed (a roof isn't cheaper to replace just because the house is cheaper), let's assume I put aside $100/month for repairs and $200/month for CapEx for both cases.  

I would also recommend knowing the age of items like the roof, furnace, etc...

We have already updated the outside of the house with a new roof, siding, windows, and doors.  

Flooring, painting, drywall repair, etc. shouldn't need any permits.Anything that needs a license (HVAC, new electrical circuits, new plumbing, etc) or larger changes (like roof or siding replacement) is typically going to need one.

The roof was replaced in 2010 so should last for many years to come.Overall this is a good deal that we are looking to take advantage of.

Also piggybacking off @TaylorCorder* there was a new arena that was built within the last few months and that drove employment through the roof.
