These contracts run from 3 - 5 years; is there a downside to skipping recording until deed is ready to go to the borrower, as long as I'm staying on top of taxes?

In my mind it was close to Pensacola, and it was a brand-new build and should have no problems renting out. 3 years later after working with an experienced investor/agent have had nothing but headaches.
