We are about to close on a rental property in Daly City, CA (just south of San Francisco). $980k, 5-bed / 3-ba, built in 1959.

I looked into student housing near the University of South Alabama, but it didn't fit into my formula.

Do you focus solely north, south, and east of where you live?

I live in South Brooklyn, which has a limited market for wholesaling.

@Russell Brazil: I honor the commission and have paid it several times to real estate agents that have brought in good deals, and I hear what you are saying... but this one i have to be a little cheap as i have already negotiated most of the concerns and the real estate agent has to just be a part of end results and closing which i think is just not correct....

The SE side probably has the worst neighborhoods, especially south of Franklin St. and west of Fuller Ave.

So I'm sort of familiar with the South Bend area.

Highland is very nice, the wife and I (1 dog no kids yet) are working in Lehi so we're trying to stay as close as we can, but have looked as far south as N.
