Andrew You have to factor things like:- vacancy- property management- repairs and maintenance- replacement reservesin addition to the usual PITIA (Principal, interest, taxes, insurance and assessment).

I was responsible for over 300 apartment units and did a prior walk thru on all units with a check list that said as of today this is what I find, that needs to be cleaned and or fixed or replaced, We charged $3.00 to replace missing light bulbs. 45.00 to clean a fridge out, stove clean out was 65.00.
