Hi Guys, I'm seeking something similar.

But, as a whole/portfolio, I was doing fine / better (because of the refi to lower rates) and it was cheaper since I only had to get 2 loans instead of 3.So, it sounds like you are doing something similar. 

I'd hate to see something that we're unaware of because we're new and just bomb completely on one deal.

I'm also not a system matter expert and don't want someone trying to sell me something that is not really needed. 

At rough numbers, I'm thinking rent would look something like $2500 or a little more. 

I like the position of Wes Moss from his books and podcast - more than 1 source of income (RE + something else), paid off primary residence, a pile of liquid cash or investment reserves (he suggests $500k+). 

That way, if something ridiculous happened -- like a neighbor's dog attacked a stranger on my duplex's front yard and the stranger decided to sue me -- I was insured up to my entire net worth.In my opinion, insurance provides better protection than an LLC.

It won't be your dream job, but something that pays more than $300 a week.While you may not want a roommate, you may need to get one to help pay the bills until you are back on your feet. 

However the roof is something that should always be inspected regardless of any representations that may have been made before the property was purchased.
