@Steve Vaughan thank you for the kind words and yes im already writing up some ads to be printed, just seems hard but ive had many problems that ive solved before just have to keep working hard and get out there

Always look to solve problems.

However, there is a big difference between finding a lease option buyer, and actually solving a problem rather than creating new problems through a lease option buyer. 

As a landlord you will need to be responsible for solving problems and doing repairs at all hours of the night and day including when studying for exams. 

He/she can also give you a clue on how profitable the site is for them and whether they would like to continue at your site.  

I have no clue what grade that was, but I remember typing 2^2 = 4 in my calculator, and then tapping the “=” button over and over to watch the numbers climb higher and higher.

I really don't have a clue and this is the exact reason I'm on here posting this question so I can get feedback like you have just given me :) 

Makes sense Steve, "motivated sellers", or desperate ones, or the ones that don't have a clue about the market and are pressured right?

I figured ok, easy fix, put in a new barrier and the issue would be solved.
