Clearly defined criteria, and accepting the first applicant to meet that criteria is the best way.Completely up to you, but I'd also recommend using a software system to help you advertise and screen applicants.

I've never heard but it looks like this software is aimed towards large apartment complexes.

Hi BiggerPockets,I've seen a bunch of posts about accounting software but they seem to be focused on self-managed scenarios. 

Our tenants also submit their rent payments and maintenance requests directly through cozy so you can use it as an all around landlord software if you'd like.

We are both in the computer field (software engineers), are very solid and just good people, and are looking to use the income from rents to at one point cover our living expenses so we can quit the 9 to 5 and just spend time with our family. 

There is so much good free software out there already so unless you're up in the league of needing something like Appfolio, you should be able to get by just fine.
