If it is vacant, they have the right in the mortgage documents to "secure and preserve the property", which typically includes installing a new lock,securing/boarding/locking Windows, and performing monthly inspections.

In addition to renovating the 3 units that turned over at the beginning of 2015, with renovation costs of ~$3000 each, we've installed new windows in a number of units, new central and through-the-wall A/C, some more new appliances, and we've completed kitchen floor replacements in all apartments.

Alex,Nothing beats the real data, but if you do not have that, you can perform a quick triage using 50% of your revenue as operating expenses ... if you carry the heating - in your area, cooling - costs via a central HVAC, you might want to allow 60% to be safe.That which remains after the operating costs - the Net Operating Income - is the pool you have to fund your debt service and your capital expenditures reserve {for things that eventually wear out: HVAC, roof, windows, etc.}.
