You should be able to get conventional financing for the range you mention above if they are in decent condition and you are not looking to borrow rehab funds so skipping the need for a portfolio loan assuming you can qualify.

To be legal, unless you purchase a property that already has what is called a non-conforming use certificate (NUC), you will have to get a certificate for what they are now calling Bed and Breakfast homes.
