The first mortgage is loosing a bunch of money, the second is being asked to release for 500 bucks, the real estate agent is being asked to drop their commission, and you as the investor wants to make a big profit without any skin in the game.

Having spent many hours with Engelo in person I can honestly say that the book is a very professional version of Engelo and you have to be pretty thin skinned to take umbrage.

I don’t have any skin in the game yet, but I do know these people and there ‘slower’ ways, and am very familiar with land types, contractors, correct land uses etc. if you’d need any in depth info or some boots on the ground for any of these areas let me know, as out here it’s nothing  to travel a couple counties away in a day.

I've been approached by a housing specialist asking if we would be interested in renting the place out for 6 months for a higher rent.

I don't think it's likely you'd find many people who would put up the ENTIRE down payment, just because then you don't have any "skin in the game."

What kind of specialists should I bring to evaluate?

@Trent Kloter You should leverage your local broker community, reach out to specialists in each given asset class.

@Jonathan Landry I hadn't realized it would still be considered a SIP without insulation or inner skin (or any skin on inner walls), but regardless it was an impressive system! 

A good DIYer knows when to hire a specialist and BP has many.
