@Bernadeau Charles not sure if there is anyone out there that will lend to an LLC without personal guarantee unless company credit is built or you can find someone to partner with you that will serve as guarantor.

That being said, they do serve their purpose especially with higher $$$ amounts or # of properties > 20, but much of the time I find that for different reasons, @Andrew Kerr is correct, it is worth the "headache" of doing 10 individual loans.

The commitment to get a license is not about you, it’s about the clients you serve, and a number of people who do get their license usually figure this out after investing a few thousand dollars, which is one of the reasons so many get their license, but less than half keep it after 2 years.

Depending on your strategy sites like those may be fine for some strategies, but for qualified leads you need better data or you'll spend much of your time running in circles.Also, even with the better data, it can be challenge reaching some distressed owners for  a litany of reasons.

@Keith Patrick one other thing I can recommend is reaching out to syndicators on this site with offers to help them (make coldcalls to property owners, perhaps tour a property, or anything else they need help with...)I, too, am really interested in Multi-family investing/ syndication and I believe offering to help the investors who are doing what I would like to get good at is a great, economical way to get ahead.
