Can you afford to hold onto the property even if it sits vacant? 

I don't own my own home, so even the home buying process is new to me.

Typically I try to stick to 2-4 bedroom single families as larger homes do not bring much more in rent but more in repairs.

Even if it's only available for personal residences I'm curious if some of the veteran loans are better than what you could typically get on the open market.

Yvonne,There are quite a few DSCR lenders that don't require the borrower to own their primary residence and some don't even require a rental or mortgage history. 

1) 900 out of 1000 commercial listing agents, and commercial real estate sellers, will throw it in the trash as soon as they see "0% down residential mortgage of the VA variety on commercial real estate" without even responding to your offer or giving your agent a courtesy call.
