I have read the ABCs of REI and Commercial real estate for Dummies and they are both very informative books that teach all of the numbers but lack market research techniques and raising capital for the down payment.

We own our own stuff directly, and thus can simply ride out long down cycles (as long as we are not over-leveraged) and continue to collect the rent.These syndication deals which have expiration dates seem inherently risky to me - I guess you got free equity for putting the deal together so there's no downside for yourself.

The advantages I see with that are that you can bring in expertise that you lack, along with being able to take advantage of some economies of scale.On the other hand having 100% of control of a deal and not having to answer to anyone else sounds divine.Curious what BP thinks about this.
