Call their previous, not present, landlord and ask test questions, (confirm address of the rental, rent amount etc.) to make sure it is not simply a friend of the applicant you are calling.

This property is best suited for someone with deep pockets simply looking to park cash with no concern for making money.

I was trying to determine how long I would need to use it as an air BNB before I could potentially 1031 the sale of the building. 

It comes down to what revenue you could generate with the land that will determine how much time/resource you spend.

You also then have to factor in things like location,appreciation in the area, is the purchase price top market price or is there equity, this can also determine if it is a good deal or not. 

Zillow has the credibility.I wonder how hard it would be to simply click "I own this house" and get Zillow's number, without actually owning it.
