Hey, I'm from Idaho so I figured I'd chime in.

I figure if I went with the unsecure loan I can purchase under that minimum loan amount that the HML requires (preserving my 30k in capital vs using it as a down payment).

We're still figuring out what to do with this SC property.What would be the best decision here, sell and buy something else for investment or rent this out and wait for equity to go up?

It probably takes me an extra 20 minutes each month but I figure if it keeps the tenants happier then I’m for it.
