Property class is currently C, but can be raised to C+ by addressing deferred maintenance and leveraging low cost design and efficiency improvements gleaned from our rehab business.  

Protecting the contractor in a way that, if they follow their contract and specifications and do what they are contracted to do, they are not not responsible for design/engineering failure.

Probate property is property that a decedent owns individually at the time of their death that does not have a beneficiary designation or otherwise pass title by operation of law (jointly held propetty, property in trust, etc.).

Many houses have been updated on the inside, maybe not from the outside especially since there is so many hoops to jump through often with the architectural design committee.
