I'm not sure if I would go the wallpaper route, it works in hotels, but seems so 80's to me.

Plus, if I were to go that route, I would just pull cash and fund the entire deal myself.

You're best route is to get a job involved in real estate so you learn how it works and build connections.

You can always go the route of MLSing the sale and Craigslisting the rental.
