It's really just a shortcut on the spreadsheet (and probably where I lost you) because it would be pointless and impossible to state a POTENTIAL INCOME at 100% occupancy, since - 1. this is a seasonal vacation market so 100% occupancy is never gonna happen, 2. our daily rates are adjusted all over the place, so trying to pinpoint what income could be at 100% occupancy would be an exercise in futility.

You are losing money while waiting to get the tenants out, may as well pay an eviction attorney to get them out and then sell or re-rent the place.For the PM, it sounds like their sole role is to find tenants.

First, as @Greg Dickerson mentions, educate yourself.Decide what type of investment you want - passive or one where you play an active role (or where you fall on that gradient).Depending on the above, your path will vary a bit but start reviewing all the deals and PPMs you can.Review at least 50-60 deals before making your first investment.

Any waiver of late charges under this paragraph will not affect or diminish any other right or remedy Landlord may exercise for Tenant’s failure to timely pay rent.Yes it was spotless as i personally got on my hands and needs and cleaned the baseboard and swept and mopped.
