It's really just a shortcut on the spreadsheet (and probably where I lost you) because it would be pointless and impossible to state a POTENTIAL INCOME at 100% occupancy, since -  1. this is a seasonal vacation market so 100% occupancy is never gonna happen,  2. our daily rates are adjusted all over the place, so trying to pinpoint what income could be at 100% occupancy would be an exercise in futility. 

You are losing money while waiting to get the tenants out, may as well pay an eviction attorney to get them out and then sell or re-rent the place.For the PM, it sounds like their sole role is to find tenants. 

If the tenants want them gone, make them play a role.

My question is what is a fair salary /weekly rate to charge him for the 24/7 service and daily visit.I want to add value to his business and hope to get a larger role in his business overall while also learning more so that i can own my own rental properties one day soon.

Unless you are going to partner with someone who will be the active partner while you are the silent partner, you need to have a role in the venture where you will add value.

Having that tidbit would determine how I would handle the situation and play a role on my decision to keep or walk away.

First, as @Greg Dickerson mentions, educate yourself.Decide what type of investment you want - passive or one where you play an active role (or where you fall on that gradient).Depending on the above, your path will vary a bit but start reviewing all the deals and PPMs you can.Review at least 50-60 deals before making your first investment.
