Property maintenance for 29 units

Hi all i am a newbie here,

I have been an owner of a very successful painting company and over the years i have added on various property maintenance services to my business. Recently i was approached by a client of mine(veteran real estate investor ) that asked me to take on his new 29 unit complex as his maintenance contractor. I would be required to visit property once a day and be available to tenants 24/7 via phone/email. Also make basic repairs at hourly rate.

My question is what is a fair salary /weekly rate to charge him for the 24/7 service and daily visit.

I want to add value to his business and hope to get a larger role in his business overall while also learning more so that i can own my own rental properties one day soon. I want a fair deal that works for both of us. I am located in CT.

Thanks for any advice

Nick
