and you should be able to report their payment habits to a credit bureau.So, if you have  tenant wanting the place, I would collect the late fee, let them move out and deduct anything past normal wear and tear and return the deposit quickly.

I tell the tenants I consider it late and if I am asked to report on payment history I will report it exactly as it occurred and let the next landlord decide.

Be sure to note in the move-in property condition report all items that are not attached to the building which you are leaving for the tenant's use.

@Jason VandermarkI would post a 24hr notice on the door then enter the next day, take pics and maybe depending on what you observe make a police report for abandonment and change the locks to cover yourself.
