The first one asked for $1500/ first month + $800/ each month to renew.

They signed a lease renewal in the middle of a rehab with a $50 rent raise.

Well, one of the PM companies I use charges 8% for management fee, 1/2 month lease-up fees, $100 lease renewal fees, plus nickel and dime fees like all of the ones I mentioned (leasing picture fees, 10% dispatch fees (which aren't capped and really give me heartburn), fuel surcharges, advertising, etc.). 

I've asked him to send me copies of the rental agreements to see what the terms are for late payments - not sure what he can legally do.Issue a notice of non-renewal, that's the beauty of a MTM lease.
