Has anyone taken a Masterminds course through Cash Flow Diary?
9 October 2022 | 11 replies
I am a huge fan of J and his cash flow diary. He shares tons of information for free through his website and podcasts. He is big on the thought that “done is better than perfect”, and to “move at the speed of instruction”.I am not sure what his pricing is, but I know if you become a member you get access to other mastermind courses he has done (recorded on video, mp3).IMO, getting some training is good to boost your confidence and have a resource for answers, but the more important aspect of this business is to actually do the work…i.e.make offers, raise money, create deals.PM me and I will be happy to share more of my experience with him.

I echo Phil's remarks a good wholsaler prefers "cash buyers " that can move expeditiously and close quickly, "30" days or less.

Welcome to BiggerPockets, @Daniel Monserrate.I would suggest narrowing down your field, at least at first, so you can focus on one aspect of real estate investing and learn that before jumping into the other ones.

I started with 2nds and then moved on to 1sts, but know very little if anything about seller financed so I couldn't tell you what the good courses are.And they pretty much all do sell notes as the education aspect is a lead generation tool.

Another aspect of business entities that a lot of folks miss is that business entities can get their own credit, separate from your personal credit, though you may need to provide a personal guarantee when your entity is young.Lenders, creditors, etc. like to see businesses be at least two years old for better lending / credit terms.
