'No Overnight Guests" rule on rental postings?
6 January 2013 | 9 replies
I do understand max occupancy limits for rentals, but I think a family should be able to let someone visit at some point so long as it's not "bills paid" and they don't become a regular tenant in the rental. With roommates, after some googling horror stories of unpaying "extra" roommates where bum boyfriends/girlfriends moved in without paying, I think I understand the "no overnight guests" with roommates now.

Estimating Rehab Costs on wholesaling deals?
1 February 2013 | 27 replies
You have to keep in mind the exit values as the rehab costs are affected by the values of the homes. For instance, on one of my $1.2M exit values, I would consider $100k to be average to light in rehab.I just did a $50k rehab on a $550k exit and it was a regular, average rehab.Based on your averages, you would have estimated this as a tear down.In summary, don't rely on averages and dig into details concerning rehab estimates.
