I also recommend reading “Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties” - I found it to be very helpful when I got started investing 2.5 years ago.

Hi Atlas, I'd recommend that you also look into Columbus Ohio because I see it being one of the biggest metropolitan cities in the next 10-20 years, all signs are pointing here!

I would recommend honing in on some specific cities within PHX that you'd like to target, as the metropolitan PHX area is very large.

If you ever find yourself under contract on another property with an FPE panel, I'd recommend having the seller replace it prior to closing as it's a well known and documented safety issue; textbook inspection objection item.
