Don't fall into the thinking that those tools can replace the property manager.

The seller has been unusually involved with things even after selling the property to me - they let me know today that there was no hot water and they had to replace the heater, and are charging me ~$700.

I replaced the floors, gutted both bathrooms, landscaped, etc. 

For example brick is more expensive to replace thus indicates a higher prem.

Your lease stating tenants are responsible for fines from their actions is definitely a good thing to have, but it’s only mitigating a part of your risk.For instance, let’s say your condo building has 100 units (made up numbers for easy math), and finds it needs to spend $1,000,000 on replacing the roof, siding, and HVAC.

Or later after the sale they may say the cabinet under the sink smells and they need a new kitchen to replace it. 

You could tell them that a lot of sellers decide that they like that pure cashflow, and end up wanting to continue receiving the payments.

However, I'm having trouble finding good cost estimates for replacing each type of roof.

I had lightning take out an AC unit once and my insurance company did replace it. 

So sorry that you have to replace all of those items and deal with it while guests are there..
