It’s true that turnkeys are not too popular here in BP, the analogy of turnkey as ready to drink soda 🥤 bought in 7-11 vs buying soda at Costco and preparing it yourself was made and stayed in my mind so it’s good to hear success stories like yours.

acquire fix and flips and sell in a year or so  I like that strategy.. you have equity and you have value add and you have MONEY to do the deals your not drinking the low money down make the delta cool aid.

I'm in a handful of markets and Huntsville is the only one I chose purely by macroeconomics and trends.

Trying to analyze the state of real estate markets across the entire United States is like trying to drink water from a fire hose.  

There's nothing wrong with starting part time while you learn, it is definitely drinking from a fire hose to start.

. - Reiterate Cancelation Policy- Reiterate Check-In/Check-Out Times & Procedures (Where to get keys/access code, where to put trash, return furniture to where it was found, remove food/drinks, etc). - Rules If Pets are Permitted (and penalties if a pet is evident or causes damages)- Use of premise & overcrowding (max. guest occupancy, consequences of overcrowding/parties being thrown). - Personal Property (Check with state for process of abandoned property or property left behind - certain items/values have different procedures)- Any quiet hours that the town may have in place. - LIABILITY CLAUSE!!!! 

Said his son doesn't drink or party, and is driving 220 miles round trip every day. 

I had listened and read as much information as I could from Biggerpockets (@David Greene 's book on out of state investing is pure gold), and knew enough to avoid the major catastrophes (like paying the contractor the full payment up front.).

The extra $170 is a purely financial investment and not really insurance.
