In situations where I'm buying using seller financing, I usually offer a couple scenarios, the one with the highest price and the lowest down payment including the IRS's imputed interest rate for the 3 to 9 year period, as I generally propose a nine-year balloon payment.

If your proposal benefits them more than if they either sold outright or just kept the property, then explain it to them and let them decide one way or the other, then honor their decision without it getting in the way of your personal relationship.
