Is there a way to utilize part of my Traditional IRA funds as a down payment on a SFH investment property without being penalized? 

We're doing the disclosures now and I was quite surprised at the 2.469% of Loan Amount (points) Origination charge which brings the total Origination charges to $16,500 (Property cost is 645K, 10% down).

I did provide yard maintenance at his request when I first took over the property. about 1 year ago. 

The rent on the property is currently covering the PITI.
