It's your property, you may choose any applicant you wish, within the housing police codes, and do not give a reason when rejecting unless your state codes require it.Bigger problems arise when a landlord chooses tenants based on anything other than most qualified as there screening criteria outlines.

@Sean Bell Go to the Rutherford County website, Planning and Engineering, and download the Zoning Ordinance and also look for Building Codes or Subdivision regulations.

The deal with them is a flat fee of 100.00 total to list on the MLS and they list it with all the FSBO sites and I use my own number with them so all prospective buyers have to call me to give them lockbox codes so I have full control of the listing.

That means bringing all electrical up to code and it may be worth more than what you can sell the house for depending on the location.If they are pumping water out of the basement - it could be a simple matter of putting in a $6,000 "waterproofing solution" (installing drainage tiles pointing water to a sump pump) to a $12,000+ repair of putting in structural steel to support a collapsing basement wall due to hydrostatic cracking occurring on the foundation.I would tread lightly on this deal.
