I promise each 10% APR on their money payed at the time of refi.

They need to know all the risk factors involved and you should under promise on returns. 

The only thing about a warranty deed is you are promising to some extent to defend the title.

I would hold that first month's rent until the unit re-rented, then keep the portion of that month's rent that it was left unrented (presuming it rents in less than 1 month).This is fair, in that otherwise you would have a different tenant in there who might have stayed, and so your deducting only the money your losing because they didn't follow through on their promise to rent.- Jon

I've been "promised" plenty of loans from vice presidents at banks.

Right now I'm scoping out Baltimore and see a lot of promise in a few areas.
