I have a flip progressing in Texas City. 

For the time being yes- but I anticipate looking farther north/south as time progresses.

You can progress so much faster that way once you encorporate frugality.

@Jeff McDermott  are you talking land in path of progress or land to be developed into housing or apts or commercial. what exactly is early state development to you can you be more specific
