I believe FHA still offers 203K program funds, however I can't recall if they apply to over 5+ units.

Just beware of the programs that the gurus sell.

In trying to find out whether that particular "mentoring program" is worth the $2-15k they're charging - which they're willing to finance even with bad credit - is worth the money, I stumbled upon biggerpockets.

We never would have been able to get started in real estate so quickly without using that loan program.

Yep, they have a CD or a program.

The VA loan program is for owner occupants. 

Fannie Mae, HUD and other programs like that can be a great source of properties, especially if you can truthfully qualify as an owner occupant.

It is not a good idea to try these guru tactics because it could back fire on the seller if the lender asked about the trust believe me, the lender or anyone can trace everything right back to the seller.
