In Charleston specifically my experience has been  that the architects are integral to the projects right from the start.if your in the city they know how to present the project and get them approved.other areas its different.like in Oregon we use civil engineers and land planners and only bring the architect in for the home deisgns. sine they are not part of the approval process..

Then this is my procedure.1) I immediately give the tenant a notice to vacate the apartment, immediately, or they remain at their own risk. 2) The second thing I do is I give the tenant a 24-hour notice telling them that we are entering their apartment, with or without them being present, and I have the apartment tested for mold.

Banking purely on appreciation feels too much like speculating to me, but if I can realize 30%+ NWROI via a house hack with an expected appreciation of 0%, then that starts to look a lot more compelling, especially when I do have the expectation that the property will appreciate (and as long as you're willing to deal with the intangible negatives, like reduced flexibility, property management, dealing with tenants, etc.).Having said all that, I presently have a property under contract in Morristown which is rented for 1% of the purchase price and cash flows well, but that's because one of the units is a 5BR which is rented by the room - a very unusual, risky, and potentially high-maintenance situation.
