He told me I could lease it or even Airbnb it.He has some sort of loan against the property that he has to wait until July of next year, in order to not be penalized for pre-payment.

They just require for the property to be a good property in order for them to be able to sell it if you default. 20% down for the one I use, and then a 6 month pre-payment penalty.
