A tenant asked if they could adopt a pet; when I replied with the information regarding deposit and pet rent, I never heard back until I followed up today (3 weeks later), making sure they saw my email, and reminding them that having an unauthorized pet would be a violation of their lease agreement.

They moved early so I've been trying to re-lease and refund them part of their lease if we get a new tenant before year end - just to help with the baby expenses.Also, I don't allow pets - bad experiences with another rental in the past.

MF gets a lot of complaints about noise, odors, smoking/pet violations, parking issues, someone not cleaning up after themselves in the laundry room, etc.There are benefits to each and it depends on whether you are looking at it from the view of cash-flow or work-load.

If your tenants don't behave you can get fined and have trouble...putting trash out on the wrong day, putting stuff on the balcony, disturbing the neighbors, parking in the wrong spots, some condos don't allow tenants to have pets, some tenants don't clean up after pets, and on and on and on when you get tenants residing a 2x4 away from the neighbor.
