I am looking to househack in my local area, Beaver County PA to be specific, and I know some people who have done the "rent by the room" strategy but they invest in other parts of the U.S. and I was wondering if it is market dependent or not?

If you really need a partner, consider looking into local meetups and regional conferences to meet people. 

Do you have a written estimate from the people that will do the clean up?

Any advice on reaching people, buyers, investors, etc in other states to help gain momentum and interest?

Attend meetups and meet as many people in RE as you can.

Use caution when people say they get both.

Some people gave me advice saying I need to get a real estate agent and an attorney also some say just an attorney since I found a house.

Because of his experience, he knows plenty of people that he has worked with in the past that I would hire to renovate.

Pros and Cons of renting to young people besides the few I can think of on my own ?

At least, not as big as some people lead on about it.
