It is my understanding, and I’m certainly not a lawyer, is that to enforce the due on sale and other clauses the lender would need to foreclose if the matter is not resolved to their satisfaction.

You may not find any for a while, but be patient and keep working on it.My one suggestion is that you start with 10% for maintenance, 10% for vacancy, 10% for capex, 10% for taxes/insurance, and 10% for PM.
