Please  don't  laugh to hard but I need help putting that on paper so it would make sense to a bank or a potential investor.

It should automatically fill in all variables on the paper as well as envelope from an excel document (listsource).What I am looking for is a combination of printer, yellow lined paper, and envelopes that work well for this purpose.  

Your years of experience as a real estate professional and getting the best price for sellers is of no use to sellers who are about to lose their property and can't find their way out of a paper bag. 

Depreciation is of more of concern if you hold for seven years or more - - the recapture spoils you profits and the end-game.I buy and sell on the Cash-on-Cash return and so do other buy-and-hold investors.There's lots of paper tigers but none of them put food on the table imo.

A few more questions if you guys don’t mind:1) Brandon talks a lot on the podcast and in his book about BRRRR investing and it sounds interesting on paper, but knowing myself, I feel like it’s a riskier venture.

How much of a deterrent would something like this be for an otherwise good looking deal on paper? 

I know of someone near me that creates owner finance paper.

Deal: My business partner who we will call TP (no not toilet paper), found the deal by conversation with his father in law.

(Desk fees, franchise fees, paper fees, etc)3) What kind of marketing is available?

I plan to start looking in the paper, but i was wondering if there was a data base that existed?
