I drove by a house that appears abandoned (tall grass, trash outside, damaged exterior walls) but had a car in the driveway. 

I needed to fix a structural issue, complete interior and exterior remodel.

@Mike T.It is possible to get a loan in the name of the LLC with the owners as personal guarantors, but can be difficult, especially from a major institution (as opposed to a regional bank). 

About $22,000 of my money was spent on: new a/c unit, interior and exterior paint job, new appliances, new counter top, new water system (house has a well), and other minor things. 

Have done an extremely extensive full gut remodel (practically brand new home, literally everything updated/repaired from foundation, roof, windows, all exterior work, LVL beams to demo load bearing walls and create open layout, med to high end bathroom/kitchen renovations (master shower is floor to ceiling tiled in w/ double rain shower and ADA compliant, granite countertops, 6-8 person island, all new stainless appliances), all new electrical wiring, plumbing, etc., solid core doors, widened old 22' door openings to 24', new laminate wood flooring throughout, 5/8' baseboards/trim throughout, tankless water heater, tape/bed/texture/new paint on all new drywall), etc.I'd love to hold onto the property as I have no compelling event forcing a sale.

I definitely understand that it is a personal decision for everyone, and I've personally been feeling like I should have more of a 50/50 approach as opposed to real estate dominating my portfolio. 

If you purchase via an IRA (as opposed to a 401k), you will need to open an IRA account at a specialty trust company which allows for investments in real estate.
