When buying newer SFR's as opposed to not new ones, anything people do differently in terms of having your agent vs buying directly ,using a builder recommended lender vs the one  your found, any gotcha's?

Hey Kris,The biggest difference between the two is a HELOC is borrowed as you go as opposed to a Cash Out Refinance which is all at once. 

A key here would be many invoices under that limit as opposed to a large invoice.

And then when it comes use all the extra income towards your future as opposed to lifestyle creep, you should be working because you want to a dozen years from today. 

I think there is a different approach to sewing people in Canada as opposed to the USA; not that the legal protection isn't a serious thing to consider.

I think we got lucky but I’m definitely not opposed to doing it again. 

I’m curious, why are you so opposed to housing far from the freeway?

I just prefer working with live people that I can email/text/call if I have a question as opposed to faceless names behind a desk, but that's just me.

The only major difference within the transaction is that you will more likely then not pay for your agent's commission, as opposed to the seller covering commission fees at closing.
